Only 8 of the 43 homes are still available for sale at Loxwood Green, the development by Antler Homes in the heart of Loxwood village. The first people have just moved in and the entire scheme is due to be completed towards the end of the year.
Dawn Fazio manages the sales from the show home on site: “Sales are going very well, partly down to the fantastic village location but we also have a range of sizes and styles here, from two bedroom semi-detached homes, through to the larger detached homes so there’s something to appeal to buyers from a wide mix of age ranges and lifestyles.
“Contracts have exchanged on the first of our four bungalows which are quite rare on new build developments and this is such a great place to retire to as everything’s on the doorstep - including a really nice village green. A Co-op is planned for later in the development which will be perfect for day to day needs, and Loxwood has an excellent hairdresser which attracts clients from miles around, and a renowned butcher and game dealer.”
It’s also a great place for young families and Loxwood Green is within easy walking distance of Loxwood Primary School which is less than a quarter of a mile away and is recognised by Ofsted as a good school. Older children usually then head to the ‘outstanding’ Weald school in Billingshurst, or in the opposite direction to Glebelands School in Cranleigh.
“We have had people from the Cranleigh direction moving here and often people have a link to the village, maybe they grew up here or have parents living in Loxwood,” said Dawn. “There’s even a couple of homes which have been bought by people moving back from abroad so it has a very widespread appeal! The village location is definitely the main attraction, and it’s an easy commute by road to Guildford, Cranleigh or Horsham because we’re right on the Surrey/Sussex borders.”
There’s certainly plenty to do in Loxwood. The Village Hall, also known as North Hall, sits in two acres of grounds and is home to many regular clubs offering choices of salsa or ballroom dancing to jazz, movies and badminton as well as parent & toddler groups.
In May, villagers and visitors headed to North Hall for Loxfest for live music, beers from local breweries, and indoor & outdoor activities were laid on for children. All proceeds go to Loxwood Pre-School.
The enormously popular Loxwood Joust took place over two weekends in August at Loxwood Meadow where visitors step back to mediaeval times to feast on hog roasts or banquets, watch jousting clashes and see chainmail & blacksmith workshops among many other medieval displays.
For quieter days, the garden at The Onslow Arms is alongside the Way & Arun canal and is a great spot to sit and enjoy the waterside setting or stroll along the banks.
Antler Homes a privately owned company specialising in luxury homes across the south east and the Channel Islands, experience which is reflected in the specification at Loxwood Green. A range of Bosch appliances is fitted as standard in the kitchen which are finished with Silestone worktops and upstands. Staircases have oak handrails and newels to match the oak finish doors. Underfloor heating to the ground floor ensures comfort inside while gardens are turfed and those without garaging will have a shed included as standard.
The 2 bedroom houses, which are priced from £374,950, include this high level of specification. They have been designed with an ensuite to both double bedrooms and come with two allocated parking spaces.
“The government’s Help to Buy scheme has been popular with our two and three bedroom houses,” said Dawn, “and we have all the details here on site to discuss with buyers how the scheme may be able to help them through a government-backed loan and is fairly straightforward in helping people to buy the new home of their choice.”
Growing families may also be interested to discover that a new view home demonstrating the five bedroom detached houses is set to open at the end of June.
The five bedroom homes have a well-designed layout with a generous hallway, large living room and a superb open plan kitchen/dining/family room which stretches right across the full width of the property and leads out to the garden. All bedrooms are doubles with the smallest measuring about 11ft by 10’6”, and there are two ensuites as well as the family bathroom. Prices for these substantial homes start at £799,950.
