The jewel in the crown of the development, the show home is the centrepiece and focal point for visitors aspiring to move to a perfect pad in their dream location.

With attention to detail, carefully selected furniture, coordinating soft furnishings and accessories, paired with incredible overall interior design – it is little wonder that the show home provides such a positive reaction with potential buyers.

However, if you are serious about purchasing a new home at your chosen development, it might be worth considering a few tips to help you make the most of the visit and gaining that all important information you need to make a decision.

Compromise. Think about exactly what you are looking for in terms of space and room numbers, driveway or perhaps a garden. Are you willing to compromise on any of your requirements? Try to evaluate the space and think about how you could use the rooms to suit you and your lifestyle. Could a bedroom be used as a home gym or office? How about turning a snug into a cinema room?

Nail down the specifics. The slightly unglamorous but necessary finer details of running a home are often not front of mind when doing a viewing, but these will help you to better understand if this particular property is a wise financial investment. In addition to making sure the property has a sufficient energy performance certificate (EPC) higher than C, it’s worthwhile speaking with the sales advisor regarding boiler systems, council tax, stamp duty and any service maintenance charges that may be incurred when living within a small development of well-kept homes.

Bricks and Mortar Show homes are great for providing interior design inspiration, but as well as admiring the décor, also consider the structure of the property when you look around. Is it timber frame or brick and blocks? What will wear better in the future? New build homes are much more energy efficient than older properties and can save homeowners on household bills.

Location, location, location. The sales advisor should also be your go-to for local knowledge. Make sure you take the time to ask your advisor about local schools, train stations and major road links surrounding the property to help you ascertain whether the logistics of living there could work for you!

Keep it in the family. As multi - generational living is on the rise, make sure to bring any children, teens, parents or grand-parents along who will have an opinion on rooms, features etc. It’s great to share ideas on how your potential new home will work for everyone, however, you must remember that you are buying your home for you. Bringing extended members of the family to the viewing may distract from what you want out of a home.
